Abstract
Due to global tourism trends and the policies proposed by Taiwanese Tourism Bureau to promote tourism industry, in the recent years the number of inbound tourists to Taiwan is growing rapidly and hotel industry is blooming accordingly. However, only a few researches focus on the study of key success factors for tourist hotel development projects. As international tourist hotels are of commercial use and are mostly ultra high-rise buildings, construction interfaces are thus complex and the implications to be considered for hotel operation are beyond extensive. The goals such as construction on schedule, within budget and to the quality are difficult to be achieved. In addition, since building life cycle of a hotel development project is comparably long, the analysis on key success factors of such projects shall emphasize on how to incorporate service efficiency and guest needs in the early stages of project planning, with the aims to provide future hotel staff a well-equipped environment to accommodate operational requirement for the upcoming decades. In view of the above, the purpose of this thesis is to adopt Yihwa International Tourist Hotel Development Project as a case study to discuss key success factors for multifunctional international tourist hotels. To identify key success factors for multifunctional tourist hotel projects, a background analysis is conducted to depict the current conditions and trends of hotel and MICE industries, followed by a comprehensive literature review on domestic and foreign researches regarding property development projects and tourist hotels. Expert interviews are followed to collect insights on aspects of planning, construction and operation from professionals in the fields of architecture and hotel industry. Yihwa International Tourist Hotel Development Project is then selected as the subject for case study to discuss the definition of success in terms of operation, functions, construction schedule and finance during the stages of architecture planning, design and construction. After industry analysis, literature review and case study, key success factors for multifunctional international tourist hotel are thus consolidated as reference to be applied by similar development projects in planning, design and construction stages. The ideal is that the key success factors identified in this thesis could be adopted and initiate future discussion on project management models to enhance probability of success and optimize efficiency and effectiveness of similar development projects.
