Abstract
The mode of the production in Taiwan has transformed from small traditional family business type to the technology industrial kind and then turn to be the high-tech industry. Due to the high-tech factories built by the huge amount of investment between billions NT and thousand billions NT, if there is no perfect repairing system and plan to apply after the completion of the plant that will cost the loss of finished goods and semi-finished materials. It severe delays the delivered product and even let producer lost money as forfeit for the late delivery. There will be even more for producer to pay which lose the opportunity of the future order.
Based on the point of my view, there are few documents and reports from international countries and Taiwan on the repairing issues for the technological plants. I am hoping to contribute proprietors via the collected data and analysis of the actual repairing case studies in order to gain their consideration from the very early stage for the planning and design. I anticipate by providing references for plant owner to foresee repairing classifications, occurrence and the number of times. By performing that, a contract supplier can expects the probability to reduce the rate of the construction defects and repair times on the construction sites. It can avoid downtime and losses caused by repairing.
According to the laboratory study, we apply practical technology plant case to gather statistics and analyze based on the reporting of the repairing which is from the second year through the fifth year as warranty period. The common civil engineering construction for reinforced concrete building includes embedded pipelines, waterproof roof, exterior wall components, interior partitions, paint, decoration floor as hardware facilities.
From studying the cases of the renovation statistics and analysis, those results we get as.
below:
(1). The reinforced concrete structure type building attached with other building is
required more repairing.
(2). The reinforced concrete structure type needs more decorative materials after
building completed than other types which overcharges higher because of the
complicated repairing.
(3). The reinforced concrete structure type repeatedly generates same problems via
sharing the identical system that requires repairing.
(4). The traditional RC structure creates problems simpler and easily solve for repairs.
(5). Semi- precast structure plant is assembly style. It is monotonous with the simple
shape that produces systemic problems, but easily to solve.
(6). annual repairing cases have diminished form the second year and to the third.
(7). Seepage and leaks cause repairs that impacts the production line in large.
(8). Other repairs come behind, but most of them are non- warranty related and indirect
factors.
(9). The water and electricity air conditioning directly affecting the production line is less to repair for the times of the occurrence.
The maximum of times of leaks and seepage deeply affect the production line. For the record, we focus on the case study of leaking repair issue to classify and discuss:
(1) Exterior wall (2) Floor of the roof (3) Exterior wall of the basement
Through our study, we analysis, discuss and include in charge Dept. and then provide advice and feedback to avoid the rate of the occurrence of the leakage raising as the main cause for slowing down the production line. It will be a win- win situation for both proprietor and contractor to gain benefits and reach ideal goal.
