2010-08-012024-05-18https://scholars.lib.ntu.edu.tw/handle/123456789/702299摘要：當一棟建築物建造完成，就開始進入物業設施維護管理階段。本研究透過訪談與問&#24059;調查，了解本國物業設施管理行業之需求，進行物業設施管理資料庫的設計，建立適用於本國的物業設施管理軟體，同時，經由對國外BIM軟體的研究，建立操控3D觀看器Viewer的應用程式界面，使物業設施管理軟體在顯示物業設施設備時，除了傳統文字方式的說明外，也可以透過 BIM軟體的應用程式界面，在螢幕上以3D的方式，進行空間幾何的顯示。物業設施管理的從業人員，於物業設施管理系統中，查到的設備設施，除可透過資料庫的表單式界面，得到其細部資訊外，亦可透過BIM軟體的3D界面，了解其空間關係。 國際上建築資訊模型BIM的研究，近年已開始進入應用方面的研究，其中，維護管理，特別是物業設施的維護管理，即是應用的領域之一，本研究預期結合BIM發展出新一代的物業設施管理軟體，建立BIM與物業設施管理軟體間溝通的應用程式界面，不但可促進本國物業設施管理行業的發展，亦可培養BIM科技開發應用的人材，建立本國的競爭優勢。 <br> Abstract: The research of BIM has moved into applications in the recent years. Among all aspects, the management and maintenance, especially of building facility, is one of the most prominent application areas.
